The Hawks Road site is adjacent to the Cambridge Road Estate, which is due to undergo significant change as part of the Council’s masterplan for the estate. The wider area is predominantly residential, and this has informed our decision to proceed with a purely residential development.
The site is a former NHS clinic. Whilst it is being used as a temporary vaccination centre in response to the COVID-19 pandemic, this is a temporary use, with the clinic closing in 2019. All former services at the clinic have now been re-provided elsewhere in the borough. At the end of the COVID-19 vaccination program, the site will therefore be vacant.
The site benefits from an accessible location close to a range of public transport links, including the 131, K1 and K4 bus routes. Additionally, the site is within 10 minutes’ walk of Norbiton Station, and 15 minutes’ walk of Kingston Station and the services of Kingston Town Centre. These key transport links would allow for a sustainable development, reducing the impact of new homes on local infrastructure.
